Boca Raton & Highland Beach Market Report: Q3 2026

by Eric Levy

Boca Raton home sales rose in Q3 2026, with the median price up 13% to $720,000 and homes selling in a median of 31 days.

Boca Raton's housing market closed out the third quarter of 2026 stronger than a year ago — more sales, higher prices, and homes moving faster. Here's what the MLS numbers actually say.

## Boca Raton: the headline numbers

In Q3 2026 (July through September), 1,064 homes sold in Boca Raton — up 3.7% from 1,026 in Q3 2025. The median sale price hit $720,000, up 13% from $637,000 a year earlier. Total dollar volume reached $1.43 billion, a third higher than last year's $1.06 billion.

Homes are also selling faster. The median days on market dropped to 31 days from 43.5 a year ago, and sellers are getting closer to asking: the average sale-to-list ratio rose to 95.35%.

Roughly 4.3 months of inventory sits on the market right now (1,522 active listings against the current sales pace) — essentially a balanced market, neither a clear buyer's nor seller's market overall.

## By property type

Single-family homes led the way: 575 sold (up from 548), with the median price climbing 15% to $1,035,000. The average single-family sale topped $1.9 million, reflecting Boca's luxury segment pulling strong numbers.

Condos were the quarter's quiet standout: 382 sold at a median of $349,950 — up 20% year over year, the biggest price jump of any segment. For buyers who assumed condos were soft, the numbers say otherwise.

Townhouses held steady: 107 sold, median $525,000 (up 7%), with sellers achieving 97% of list price on average — the strongest list-price performance of the three segments.

## Highland Beach: a tale of two markets

Highland Beach moved in the other direction on volume: 32 closed sales in Q3 2026 versus 40 a year earlier. But the story splits by property type.

Condos — the core of the Highland Beach market — saw 29 sales at a median of $925,000, down just 3% from $955,000. Essentially flat pricing on slightly lower volume.

Single-family was a two-sale quarter, but what sales: a $11.15 million median, up from $9.5 million last year. Highland Beach's ultra-luxury oceanfront segment remains in its own world.

## What this means

For sellers: Boca Raton prices are still climbing — 13% median appreciation in a year — and well-priced homes are moving in about a month. The condo segment's 20% surge is the number most sellers don't expect.

For buyers: Faster sales and rising prices mean waiting has a cost, but 4.3 months of inventory means you still have choices and negotiating room — especially outside the hottest segments. Highland Beach condos, flat year over year, are the relative value play on the coast right now.
