Understanding Condo and HOA Fees in Boca Raton and Highland Beach
Few line items surprise Boca Raton buyers more than monthly condo and HOA fees. But once you understand what they cover — and how to evaluate them — they become one of your smartest comparison tools.
What the fees actually pay for
In our market, condo fees typically cover building insurance, common-area maintenance, amenities (pools, fitness centers, security), water and trash, reserves for future repairs, and professional management. In full-service oceanfront buildings, 24-hour staffing and beach maintenance are part of the package. You're not just paying a fee — you're outsourcing an enormous amount of ownership hassle.
How to judge whether a fee is fair
Compare fees as a package, not a number. A higher fee in a building with strong reserves, recent renovations, and comprehensive insurance can be a better deal than a low fee in a building deferring maintenance — because special assessments are where the real surprises hide. Always review the budget, reserve study, and meeting minutes before you buy.
Fees vs. assessments: know the difference
Regular monthly fees are predictable; special assessments are not. Buildings facing major concrete restoration, roof replacement, or insurance spikes may levy assessments that dwarf the monthly fee. Florida law requires milestone structural inspections for aging condo buildings — ask any building you consider when its inspection was completed and what it found. A building with healthy reserves and proactive maintenance is worth its weight in gold.
Special assessments: the real wildcard
If monthly fees are the known cost, special assessments are the unknown one — and the place where buyers get hurt. Red flags include chronically low reserves, deferred maintenance visible in common areas, and meeting minutes full of debated repairs. A building that's transparent about its finances and proactive about upkeep is almost always the safer bet, even at a higher monthly fee.
Questions to ask before you buy
Before committing to any condo, get answers to these: What are the current reserves? Are any special assessments planned or under discussion? How old are the roof, elevators, and major systems? What's the building's insurance situation? How are delinquencies handled? The quality of the answers — and how readily they're given — tells you as much as the numbers themselves.
The bottom line
Don't fear the fee — respect it. The right questions about HOA health will tell you more about a condo's true cost than the list price ever will.
Buying a condo and want a second set of eyes on the numbers? I review building financials with my buyers as a matter of course. Let's make sure your dream home doesn't come with a surprise bill.
